Apartment towers and high-rise residential

Ontario-focused acquisitions

Direct principal decisions

No public listing campaign

A quieter way to transact

Discretion should be built into the process, not promised at the end.

Large residential assets attract attention. Owners rarely need more of it. We keep the circle small, deal directly, and let the merits of the building lead the conversation.

See how the process works
01

We buy, not list

We are not publishing your address, building photos, or financials to win a listing. We are assessing whether the building fits our own acquisition mandate.

02

Need-to-know only

Your inquiry is reviewed internally, not in a public listing. Tenant information and sensitive documents stay in restricted storage, with a mutual NDA available before detailed financial review.

03

Principal to principal

Speak directly with the decision-maker. We can evaluate the asset, discuss structure, and provide a clear response without a layered listing process.

Clear about what we are — and are not.

We acquire property as a principal. We do not act as an intermediary, charge sellers a brokerage commission, or hold ourselves out as a licensed brokerage. If you want independent representation, you are welcome to retain your own lawyer or licensed brokerage.

A considered process

Four clear steps. No theatre.

Your first note starts a private conversation. You decide how much information to share and when. No obligation to proceed at any stage.

  1. 01

    Private introduction

Share the building basics through the secure form. We review the note internally and respond directly if there is a potential fit.

  2. 02

    Mutual NDA & review

If detailed information is needed, formalize confidentiality first. Then we can review rent roll, income, unit mix, and capital context.

  3. 03

    Offer & diligence

If the asset fits, we discuss valuation, transaction structure, timing, and the diligence process. Any offer is documented in writing.

  4. 04

    Closing with clarity

Your legal counsel remains your counsel throughout. We coordinate directly with you and your advisors toward a negotiated closing.

Our posture

“The right transaction often begins with a very quiet conversation.”

Patient capital. Direct decision-making.

We approach apartment acquisitions with a long-term lens and a respect for the people who built and operate the asset. That means listening first, asking for only the information we need, and being clear about what we can and cannot do.

Where a property is already represented or subject to an existing agreement, we expect the seller to honour those obligations. We can communicate with your counsel, broker, or other representative where appropriate.

Common questions

Before you send the details.

A few straight answers about the process, confidentiality, and how we work. If your question is not here, call or email — no obligation.

Are you a real estate brokerage?

No. We acquire property as a principal for our own account and with private capital partners. We do not act as an intermediary, do not provide brokerage services, and do not charge sellers a brokerage commission. If you want independent representation, you can retain your own lawyer or licensed brokerage.

Will my building be publicly listed?

No public listing campaign is created by us. Your property information is used to evaluate a potential direct acquisition. We do not publish the address, building details, or financial information on this website. If a property is already subject to a listing agreement, you remain responsible for understanding and honouring that agreement.

Do I need to sign an NDA?

A mutual NDA is available if you want one before sharing detailed financials. The form also records your digital acceptance of the current NDA so we can begin a confidential review. You can download the PDF and ask us to provide a countersigned copy for your records.

What happens after I submit?

Your note and any document are delivered to restricted private storage for our acquisitions team. We aim to respond within one business day. After an initial review, we may ask for additional detail or set up a short call with the owner or representative.

Do you charge the seller a fee?

No brokerage commission is payable to us. We are the buyer. Any legal, tax, financing, or third-party diligence costs are separate and would be addressed in the transaction documents. You should obtain independent professional advice before signing anything.

What if my property is already listed?

You should confirm your obligations under any existing listing or representation agreement. If you want to explore a direct sale, we can speak with you and your representative about whether a transaction can proceed appropriately. We will not ask you to breach an existing agreement.

What documents help the review?

A current rent roll, annual income and expense statement or NOI summary, unit mix, and offering memorandum are useful. If you do not have them ready, that is okay. We can start with the basics and request more after an initial conversation.

How is my information handled?

Information is used to evaluate and respond to your inquiry, not sold or published. Access is restricted to our internal acquisitions team, with professional advisors under confidentiality where necessary. Read the Privacy Policy for retention, access, and contact details.

No pressure. No obligation.

A quiet conversation is a good place to start.
